Frisco, TXFrisco, TX Home sales Home sales in February 2010 were down compared to sales data from February 2009. February is the first month of the last 9 where we did not see a month over month increase in Homes Sold in Frisco.  The bad weather we had in Frisco contributed to the lack lustre Frisco home sales, considering the snow and rain it was just and ugly month.  February 2009 had 163 Frisco Homes sold and 2010 there were only 128 homes sold.

The Average Days on market dropped sharply to 79 to days which was not expected during the winter months.  Typically you may see an increase.

The Average price Per Sq foot move down slightly this month to $87.96, which is more in line with what it has been.   As I mentioned with the amount of severe weather we experienced in Frisco it’s hard to tell if this is an indication of anything.

6020 Pintail Ln6020 Pintail Ln is a beautiful custom home located in the esteemed, Starwood Subdivision of Frisco, TX.  As mentioned in the previous article regarding Frisco foreclosuresFrisco foreclosures this home has just been reduced by $54,000 to only $375,000. It is custom built, located in a guarded and gated Frisco community and comes equipped with a fabulous swimming pool in the backyard too!

Banks are anxious to get this property and many other homes like it SOLD so that they are not on their books in the new year.  This is the right time to make aggressive offers to the banks!  Make sure that your agent does research on the number of foreclosures that have already taken place in the subdivision because that really determines if the home is a good value or not.  Many of our clients have purchased their dream homes in the last few months, plus obtained a lower interest rate than they previously had on their current home.  Timing and preparation are key components to winning your bid on these great real estate investments with many of the bank owned properties in Frisco, TX and surrounding cities!
