Military gets extension on tax Credit

Members of the military and certain other federal employees serving outside the U.S. have an extra year to buy a principal residence in the U.S. and qualify for the credit. Thus, an eligible taxpayer must buy, or enter into a binding contract to buy, a principal residence on or before April 30, 2011.

If a binding contract is entered into by that date, the taxpayer has until June 30, 2011, to close on the purchase. Members of the uniformed services, members of the Foreign Service and employees of the intelligence community are eligible for this special rule. It applies to any individual (and, if married, the individual’s spouse) who serves on qualified official extended duty service outside of the United States for at least 90 days during the period beginning after Dec. 31, 2008, and ending before May 1, 2010.

Frisco ForeclosuresFrisco Foreclosures continue to rise at a slow rate.  There are 57 foreclosures currently in Frisco at this time.  The foreclosures are bank owned and range in price from $109,000 - 2 million dollars.  Compared to the overall population in Frisco this is not a large number of foreclosures, and reflects that the current administration is forcing banks not to foreclose on area homes but instead offer them other means of relief.  Such relief comes as loan modifications or short sales.

As the year end rapidly approaches banks will be looking to move these homes from their books and so will be looking to lower the prices.  If you are interested in purchasing a bank owned foreclosure make sure that you work with an agent like Team Decell, they are experienced with bank REO properties.  We can assist you throughout the entire process and make sure you get the best possible deal.

If the answer to that question is yes then you should also try fighting the amount of taxes that you’re paying on your home.  Most taxing districts don’t assess the value every year, yet this past year has been a rough one for home values.  Since property taxes are usually paid when we pay our mortgage payment, they are also easily forgotten. 

In the DFW area including Homes in Frisco, Plano, McKinney, Allen and others the tax rates vary from 2.2% to 2.53%.  On a $230,000 dollar home, if you can get the assessed value of your home reduced to $200,000 your taxed amount would change by $759 annually using the 2.53% rate.

 

If you apply that additional $759 ($63.25 monthly) to your house payment you would pay your home off 4 years earlier and save yourself $25,049 in interest.  Wow!  That’s a lot of savings!!!

Frisco Home Sales Jan 2010

Frisco, TX Home sales in January 2010 stay even compared to sales data from January 2009. January was the first month of the last 8 where we did not see a month over month increase in Homes Sold in Frisco.  The good news considering the bad weather we had Frisco homes sales did not decline.  Both January 2009 and 2010 there were 105 homes sold.  The Tax credit still seems to be a factor in the number of homes being sold.  In addition Frisco Home Owners are still able to short sale their properties which has helped keep them out of Foreclosure.  The Average Days on market increased to 105 days but that is expected in the winter months.

Stone Creek in Frisco Still Growing

Stone Creek, a small neighborhood on the west end of Lebanon Rd is growing at a remarkable rate. In the last 5 months houses have been going up so fast that it is easy to think it is 2005 all over again. There are currently at least 6 houses in one phase of construction. These are not spec houses, these are pre-sold build to order homes being built by Shaddock homes. (formerly Sotherby)New home under construction in Stone Creek

Stone Creek is part of the larger community called Lone Star Ranch and phase II of Stone Creek is where all of the construction is occurring.

Some of the factors contributing to the growth of the neighborhood include

  • Available land that is ready for construction.
  • An exemplary Elementary school, Bledsoe Elementary, is directly out the back entrance of the neighborhood
  • And a kid friendly neighborhood built on the edge of a tranquil creek.

The new homes being built in Stone Creek range from 4,400 SQ Feet up the 5,600 SQ Feet with an average price just below $600,000.
