Frisco, TX closed out the end of the year with a total of 145 homes sold. This is about 9% less than the homes sold in December 2009. However, for the first time in several months the number of homes sold increased from the previous month. There were 31 more homes sold in December 2010 than November 2010.
While the average price per square foot is not increasing, it is not losing value either. The average price per square foot remained level last month at just over $93.00 a square foot.
On average, homes are staying on the market 107 days before closing. This is just a slight bit up from November’s average of 104 days.
With 2010 coming to an end the experts are all looking into their crystal balls trying to determine what 2011 will bring. Will home sales fall? Will home sales rise? What will mortgage interest rates do? Everyone has their own opinion of the housing market, but in reality, they are all just guesses.
The good news is that we seem to be on an upward trend going into 2011. Interest rates are still low and we don’t see any major increases in the near future. Home sales are still low and foreclosure rates are still high. However, the big guys, Fannie and Freddie are working toward solutions for distressed homeowners. Right now we continue to do our best to bring the market up and get the most value out of our homes.
